In a move that underscores his expertise in identifying and capitalizing on prime real estate opportunities, Garrisson played a pivotal role in acquiring the Four Points hotel and adjoining office building in Sydney's Central Park precinct. He sourced the off-market transaction, acted as an advisor to the Liberman family, whose company Impact Investment Group (IIG) acquired the property. Garrisson was the keyman structuring the transaction and securing the deal, valued at AUD 189 million. His deep understanding of market dynamics and ability to navigate complex, high-value transactions were crucial to the successful acquisition, showcasing his strategic vision and execution capabilities.
Central Park Precinct Overview
The Central Park precinct in Chippendale, Sydney, is a $2 billion urban redevelopment project covering 5.8 hectares on the former Carlton and United Brewery site. This development includes over 2,200 apartments, residential and commercial spaces, student accommodation, two hotels, parklands, a world-standard tri-generation plant, and five-star green star ratings. Together, 100 Broadway and the hotel form DUO, a mixed-use development consisting of two towers of residential, hotel, retail, childcare, and commercial spaces. The development was designed by the global architecture firm Foster + Partners in collaboration with the local architecture firm Architectus. Garrisson's involvement in the transactions for these buildings—the Foster + Partners designed 5,500 sqm office building and the 297-room Sheraton Four Points Hotel, as well as his acqusition of the Brewery Yard project—demonstrates the significance of his contributions to this transformative, large-scale urban project.
Architectural Excellence
Central Park features architectural contributions from internationally renowned architects and designers such as Jean Nouvel, Patrick Blanc, and Foster + Partners. One Central Park, a key component of the precinct, consists of two residential towers with vertical gardens designed by Patrick Blanc and a system that reflects sunlight into the building. This innovative design led to One Central Park being awarded the "Best Tall Building Worldwide" in 2014. Central Park is located near the new $3 billion Central Station tech precinct - soon to be home to Atlassian and other major tech and support companies.
Award Winning Creation
The Central Park precinct started winning awards in 2009, including the prestigious 2014 LEAF Sustainability Award (Global) and the International Green Infrastructure Award from the World Green Infrastructure Congress. The Greater Sydney Commission awarded Central Park its Great New Place to Live and/or Work prize, noting the precinct’s investment, innovation and leadership in ‘green’ and sustainable technology, and its comprehensive community consultation process.

Garrisson secured this off-market deal and provided advice on the entire transaction structure, funding, and documentation for the successful acquisition by Impact Investment Group (IIG), which is owned by the renowned Liberman Family. IIG eventually exited its investment, making a significant profit. Garrisson's orchestration of this significant deal - acquiring the Sheraton Four Points and the adjoining office building on behalf of IIG - demonstrates his ability to navigate complex transactions.
