Redesign
In the heart of Brisbane's dynamic arts and entertainment precinct, Rydges South Bank Brisbane offers modern accommodation with 304 rooms across 14 floors. The hotel features amenities such as a gymnasium, spa, function center, and various food and beverage outlets. Garrisson brought together an equity syndicate from Hong Kong and developed the financial model to support the financing required for the redesign. He also oversaw the building's redesign and structured a viable financial model. The syndicate invested $18 million in the development, creating the first strata-titled prospectus hotel in Australia, a significant milestone in hotel development.
Upshot
He executed a highly successful local and overseas marketing campaign, leading to a profitable and successful exit for all investors. The building, still thriving today, has over 200 independent owners, underscoring the long-term viability and success of the project. Garrisson’s ability to navigate complex financial and structural challenges was crucial in transforming the site into a landmark hotel that continues to thrive in Brisbane’s competitive hospitality market.
