In 2010, Garrisson seized a unique opportunity to acquire Burnham Beeches, an elegant 1930s Art Deco estate in the picturesque Dandenong Ranges. Previously owned by Adrian Zecha, the founder of Aman Resorts, this expansive 56-acre property posed unique challenges due to its heritage status. Garrisson, leveraging his vast experience in heritage revival, purchased a 50% interest in the asset. This strategic acquisition showcased Garrisson's ability to identify and secure high-value properties through meticulous research and negotiation skills.
Visionary Redevelopment
Garrisson embarked on a transformative journey to turn Burnham Beeches into a premier hospitality destination. The redevelopment plan focused on substantial improvements to the main heritage buildings, the estate, and its gardens, creating a unique 6-star hotel, wellness center, function and event center, micro-brewery, providore, restaurants, bars, gymnasium, pools, and featuring the addition of eco-villas and luxury camping facilities. Prioritizing enhancing existing structures over extensive new construction, Garrisson artfully balanced historic preservation with modern amenities, demonstrating his innovative approach to property development.
Overcoming Challenges
The process of redevelopment presented a multitude of challenges, particularly in terms of planning and obtaining permits. Garrisson faced opposition from resident groups and the community. However, through careful planning and phased development, beginning with the conversion of outlying buildings into a cafe and bakery, he was able to address concerns and gain support. This gradual transformation allowed the public to witness firsthand revitalization, fostering trust and understanding. Additionally, Garrisson's negotiations with the State Premier, politicians, and authorities resulted in the funding and successful implementation of a crucial sewer program that had eluded previous owners. This achievement was a significant milestone that propelled the entire project forward. Garrisson's perseverance and adept navigation of community concerns and regulatory obstacles exemplify his strategic thinking and resilience.
Creative Partnerships
Garrisson's vision for Burnham Beeches included collaborations with top-tier participants, including Aman Hotels and Six Senses Group, to progress with the redevelopment. Six Senses subsequently confirmed they are proceeding to manage the redeveloped hotel. He also employed well-known architect Kengo Kuma to work with local architect Woods Bagot. Despite the project's challenges, Garrisson's strategic partnerships and innovative design concepts laid a robust foundation for success. He also facilitated a successful exhibition titled 'Empire' by well-known artist Rone, which required over 12 months of preparation and significant approvals. Despite the difficulties, the exhibition received acclaim both locally and internationally, showcasing Garrisson's expertise in creating value through strategic alliances.

Upshot
After owning Burnham Beeches for 12 years, Garrisson sold the property during the COVID-19 pandemic, achieving a profitable outcome. The new owners, the Smorgan Family with other investors, forming the Trennery Consortium, took over the project based on Garrisson's approved plans, collaborating with Six Senses. Despite the project's inherent challenges, Garrisson exited the project profitably, demonstrating Garrisson's tenacity and ability to prioritize capital allocation decisions effectively. His strategic foresight ensured the property's continued success, cementing his enduring legacy in real estate investing.
