Garrisson's acquisition of an apartment building in an off-market deal on Marne Street, South Yarra, in the exclusive 'Domain Hill Precinct' with limited property availability, stands as a testament to the enduring allure of historic properties nestled within meticulously preserved precincts. Garrisson used his skills to create a unique vision blending modern architectural elements with the traditional charm of the area. The building, containing four apartments, was to be transformed with the help of the renowned Zaha Hadid Architects. Garrisson's plan included leaving the facade of the existing building and designing a contemporary townhouse for himself at the front of the property, then creating three significant large single-level apartments at the rear to reflect a modern aesthetic. This project aimed to develop a harmonious juxtaposition of old and new, enhancing the architectural diversity of South Yarra.
Modern Meets Traditional
Zaha Hadid Architects, known for their transformative and innovative designs, played a crucial role in the Marne Street project. The firm's expertise in creating spaces that work in synchronicity with their surroundings was evident in this collaboration. Zaha Hadid's team focused on integrating modern design elements while respecting the traditional architectural heritage of South Yarra. The Marne Street project exemplified their ability to blend functionality with aesthetic appeal, creating a unique living space.
Profitable Transition
After lodging his 'contemporary insertion' scheme with the council, and receiving support from the Heritage Council, Garrisson strategically sold the property to a well-known South Yarra developer who owns the adjacent site. This move demonstrated his ability to recognize the right moment to exit an investment, ensuring a profitable outcome. By selling to a developer with complementary holdings, Garrisson maximized the property's potential value, showcasing his adeptness in timing and executing high-stakes real estate transactions​.
